One of our agents, will look at and if necessary value the property to be sold, after this "Visit", Veronica Centro will provide (if requested) information regarding market rates applying them to the property seen-acquired:
Following on from this an insertion will be made in our data base, containing more than 5,000 clients, and lists will be made of names to consider as potential clients who may purchase the property acquired, in order to carry out targeted research based on the type and characteristics of the property itself.
VERONICA CENTRO also uses different methods to further publicize the properties and/or seek clients, such as:

• A descriptive advertisement of the property in national newspapers in the local news section such as LA NAZIONE and IL TIRRENO

• A descriptive advertisement of the property in local periodicals specialized in sales such as TROVO CASA and PORTOBELLO

• A descriptive advertisement of the property in VERONICA CENTRO REAL ESTATE leaflets

• Insertion of the property on the internet site www.veronicacentro.com , www.veronicaimmobiliare.com and on the major Italian and foreign real estate portals (U.S.A. and U.K.)

• Insertion in the data bases of reputable affiliated agencies abroad (n.b. only for the following types of property: Villas, Historical Villas, Prestigious and Rustic Properties)

Assistance Provided:
VERONICA CENTRO, will follow all stages of the negotiations and any problems it may present providing advice and information of a technical-legal nature in order to resolve any difficulties which arise. Upon request, we can help the client-owner/buyer with the assistance of reputable professionals both in the technical and legal fields who can follow the various stages of the purchase up to the deed being attested by the notary. We have long-established collaborations with various notary offices, to be able to resolve any bureaucratic problems in a short space of time, to facilitate our clients and their needs.
We also have a pool of experts available made up of Surveyors, Architects, Lawyers and Notaries, who are in a position to resolve any problems, from the purchase/sale to restructuring the property, both for Italian clients and those from abroad (U.S.A.- U.K.- Hungary).
We have organized our framework, to be able to also provide assistance to clients with regard to any financial problems which may present themselves to the potential client-buyer and to this end we ask that you consult Credit Services which provides specific details and information.


Guarantees and Protection for the Client:
VERONICA CENTRO is a professional agency which belongs to F.I.M.A.A. Federazione Italiana Agenti d'Affari [Italian Federation of Business Agents] of the Province of Lucca; Veronica Centro has, for over one year now, already complied with all legal obligations with regard to the regulation and protection of Privacy and the handling of personal information, both of the seller as a client and the buyer as a client.
The protection of Privacy is applied indiscriminately both with regard to the disclosure of the details of the property and its location, and for all the stages of advertising both on paper and on internet; at the same time particular care is taken for visits to the property where the signature of the potential buyer is requested on the "Declaration of Visit form" with related consent to or refusal of the handling of the personal details of the same, as set out in article 13 Legislative Decree 30 June 2003, n. 196 called "Law with regard to the handling of personal details" (n.b. Veronica Centro furthermore has deposited all its forms with the Chamber of Commerce of Lucca in complete observance of the laws which regulate the category of estate agents.

We also give great attention to the preservation and disclosure of photographic and technical documents of the property, planimetries and cadastral surveys, which may be placed at the disposition of the buyer.
In any case our agents, will ascertain the wishes of the client-seller, with regard to the disclosure of photographs, documentation and information relating to their property during the carrying out of our agency activities; in the same way the client-seller, can modify their decisions at a later date.
