The Veronica Centro Real Estate Agency was established in June 2003 to give visibility to the existing Veronica Immobiliare Real Estate (Note. ..), that days it was thought that the use of original old logo (but surrounded by a stylization of the city walls) and part of the same name, would permit a more rapid penetration of the already difficult and "populated" Lucchese real estate market. Veronica Centro, then opened with an already impressive client portfolio and about 500 properties in his "new" database, ad hoc selected and "inherited" by Veronica Immobiliare Real Estate which was established since 1999 in Marlia and this made possible to manage the new agency, not as a simple branch, but as a "new" real agency since the earliest days; the strategy of selecting an appropriate range of property and the decision to move or focus more a certain type of customers over Veronica Centro immediately gave us excellent results. The two offices, actually worked in the market on their own until December 2003 when a new company acquired the fledgling Centro for becoming Veronica Centro Sas, where during December 2004 was also moved in, the original Veronica Immobiliare, so from now, would operated as a branch of Veronica Centro located in Marlia. This was possible as the growth of Veronica Centro over the previous past two years in the Lucca real estate market, was continuous and substantial, so as to mature the decision to move and concentrate all their interests and logistics on a single site (the current), formerly from the following year, the new idea was to stay "small" in order to be more responsive and more flexible to the changes in the real estate market. This choice stems from the fact that from the earliest moments Veronica Centro had a positive response from the choices and strategies taken in the past, considering also that since 2001 the original Veronica Immobiliare acquired customers using new technologies, particularly the Internet ones, this way of "work" Veronica Centro since the early days was favored by these new market knowledge and great benefits were the push to pursue that strategy path. Today Veronica Centro Real Estate in its database, manages around 1,500 properties as direct linking, eg without the use of partnerships-collaborations with other RE agencies and about 50 other properties in partnerships with a few selected agencies both in Lucca and in other areas of Tuscany, not working only in the Lucca area, but also extending the “range” to the whole region of Tuscany, then the choice to pursue the strategy and "focus" on the fairness and professionalism have followed from the originating Veronica Immobiliare, along the time paid; from Veronica Immobiliare first and Veronica Centro then, devoted the greatest effort to provide both the buyer and the seller, clarity and high efforts combined with the respect of privacy (even when not obliged by laws), respect for rules and today’s existing regulations: today our journey into the world of the Internet gives us 3.220 monthly visits calculated on annual total average that lead the total of the site visits, calculated over a lifetime of 3 years to more than 1.300.000 effective visits: hundreds of customers acquired annually, almost daily acquisitions of property, countless quantity of contacts via e-mail and/or phone. Since almost two years now, we also moved our advertiser interest on selected articles on magazines and not only to promote our business, property and/or real estate investments opportunities, but also to address us and for years now to real estate world at 360 °. Since some time now, we have left the business of letting and retail-commercial properties sales, in order to dedicate ourselves to the residential one only, because we believe it is impossible to do everything well; we have invested and are investing much of our time to follow the trend of the market and hence our business and our advertising campaigns are adjusted gradually to that, so abandoning inconclusive advertising campaigns or those dedicated on transferring advertisings ads on those outdated and/or off-market for both costs and/or for the results, that we always check with appropriate markers and so be able to provide adequate reports to the interested customers. All the staff at Veronica Centro Real Estate has regularly passed the needed certification exams, is working in accordance with all the mandatory rules and laws that manage of our business, use the apropriate office forms, duly registered in the Chamber of Commerce, making them available toghether with all other documentations to both the italian customers and to the foreign ones in the most appropriate language, providing assistance in both English and/or French languages, the appointments are always handled with maximum flexibility for the customers and owners, we always need the signing of the visit attestation form,in order to proceed to a property visit and since required, the consent to the personal data usage (as the privacy law specifies) for the purchasing customer and for the vendor one (in this case on a special form) in order to authorize the specific strategy and how managing the publication and/or the transferring of the property informations: this allows us to have a "real" control on the daily work done and allow us to optimize resources and focus our efforts. This "modus operandi" make us possible that anytime we can provide or compile statistics and/or know the market response for a specific property and/or "trend" and/or response for a specific client behind the visit of specific buildings also give to us the awareness and a bit of control about the real estate "tourism" made by local and/or foreign costumer, this facts give to us also the power to encourage the fighting about the unfairness and illegitimate activity in our local business, we always believe that the correct training and professionalism "pay" and makes possible have our business growing, so we are more than happy although our choice to be a small company, to be able to move large numbers: this is our daily effort, but this is also our daily prize ........ |
